Job specifications:
Lift Lobbies, Common Areas etc (Granite/Marble/Tile)
-
Dry-sweep and damp-mop the common corridor, staircases, lift lobbies and passageway with clean water immediately after sweeping at least twice a day. For surface stain, clean with neutral cleanser followed by rinsing with water. Wipe surface dry after cleaning. Spot-clean and to remove stains, litter, etc. Spray burnishing floor with burnishing machine to remove scuffmarks & to maintain shine. – Daily
- Damp-mop or wash where applicable all such tiled areas including skirting and string weekly with detergent and disinfectant. Areas affected by embedded grim, chewing gums and stubborn stains which cannot be removed by mopping shall be removed by scrapping with a heavy duty machine and where not possible with a machine by using scrapper done manually. – Weekly
- Clean surface with auto-scrubber and rinse surface with clean water. Wipe surface dry after cleaning. – Fortnightly
- Crystallize the marble flooring. – As and when required.
Walkway, Driveway, Basement Car park, Footpath etc (Tile Flooring)
- Dry-sweep and damp-mop the frontage walkway at least twice a day. Spot clean as and when required.
- Dry-sweep and damp-mop all tied flooring daily.
- Spot-clean to remove oil drips and stubborn stains as and when required.
- Pressure-jet cleans all external floorings (car park, driveways, ramps and service once every quarter)
- Wash the Baptist pool. Scrub with detergent and disinfectant once a month.
Perimeter/Surface Drainage
- Dry-sweep the entire area at least once a day.
- Clean all dirt and clear all blockages.
- Pressure-jet cleans all surface drains at least once every quarterly.
Entrances, Staircases, Common Areas and Corridors
- Dry-sweep at least once a day. These areas should be kept constantly free litters.
- Damp-mop with clean water after each sweeping.
- Scrub with detergent and disinfectant once every quarterly and mop dry.
- Feather dust the railings, signboards and light fitting cover daily.
Cleaning of parapets, Copings, Walls and Columns (Emulsion Painted Wall/Acrylic Spray Surfaces)
- Clean all finger and footprints including other stains with detergent once a week. Care must be taken to ensure that no greater force than required is applied to remove the prints so as to prevent damages to these walls.
Cleaning of Lifts (Stainless Steel Materials)
- Damp-mop daily to remove all stains and dirt. Clean panels, railings, sills, doors to remove finger marks, stains etc
- Apply disinfectant daily. Clean laminated surfaces with solution of water and detergent.
- All lifts landing doors must be wiped clean with damp mop daily.
- More attention to be given to the lifts with regard to cleaning.
- All lifts shall be cleaned daily.
- The station cleaners must also see that any spillage of water or other items must be cleaned up at once in between the cleaning time.
- All lift lobbies must be regularly mopped with damp cloth and disinfectant.
- All lift buttons and panels including light fittings must be cleaned daily.
- The Contractor shall allow for more frequent mopping and ensure that all the lift care are kept dry and clean at all times.
- The Contractor must ensure that the lift tracks must be cleaned daily and polished whenever necessary.
- Clean ceilings, ventilation grilles, light fittings to remove dirt, dust, cobwebs, etc
Cleaning of Ceilings
- All low ceilings must be cleaned and feather dusted once a week or whenever necessary to remove cobwebs etc.
Cleaning of All Public Toilets (Toilets Floors and Walls)
- Mop floors with a solution of water, detergent and disinfectant thrice a day. Spot clean floors and walls as and when required.
- Every monthly, machine scrub floors with detergent and disinfectant and wipe dry after thorough washing. Clean walls, partitions doors, etc. with solutions water, neutral detergent and disinfectant to remove stains etc. Polish all doors and toilet metal fittings with liquid polisher and soft rag.
- Mop floors with a solution of water, detergent and disinfectant thrice a day. Spot-clean floors and walls as and when required.
- Machine scrub floors with detergent and disinfectant and wipe dry after thorough washing. Clean walls, partitions, doors, etc. with solutions water, neutral detergent and disinfectant to remove stain etc. Polish all doors and toilet metal fittings with liquid polisher and soft rag - Monthly.
- Toilets are to be kept clean and free from smell, litters and chokages at all times. Sweep dry especially during peak hours.
- All mirrors are to be cleaned with soft dry rag to remove all dust, blemishes, finger marks etc, constantly wipe off accumulation of water droplets throughout the day. Remove spots from mirrors and wipe with a dry cloth.
- Clean with an approved liquid cleaner and polish mirror surface to shine with clean chamois leather.
- Empty and clean waste containers and ashtrays.
- Damp mops both side of doors and the surfaces of windows/glass panes and lockers including fittings once a day with detergent and disinfectant.
Cleaning of Waste Paper Receptacles, Ashtrays, Ash-Bins, Litter Bins Etc
- The Contractor shall empty all such receptacles located in common areas such as lift lobbies and walkways.
- The Contractor shall clear all ash cum bins once a day if necessary.
- All ash cum bins must be washed and cleaned at least once a month with detergent as and when necessary.
Bin Center
- After the collection of the refuse by garbage trucks, The Contractor shall arrange for the Bin Center to be washed with detergent and all soiled water have to be swept and drained away through the gullies inside the Bin Center.
- After the washing, all containers are to be wheeled back into Bin Center.
- All the bins must be properly covered and due care must be taken to see that no rubbish is allowed to overflow and litter the Bin Center.
- The Contractor is to take measure to prevent outsides from dumping crates, boxes etc at the bin center to its surrounding.
- The Contractor shall be held responsible for all wastage of water and he must ensure that no member of the public is allowed to access to the Bin Center’s and all common Area’s water supply.
Cleaning of Basement Car Park
- Daily sweep and collect all litter from open Basement Car Park at least once a day including all the litter bins.
- High pressure washing of the floors and car park including ramps at least once every quarterly and sweep dry. High pressure washing of all open car park lots and surrounding area once a month and sweep dry. No water is allowed to accumulate in puddles.
- Oil stains must be removed weekly and instances of large oil spillage(s) from vehicles, The Contractors must take immediate action to clean up such spillage.
- Remove rubbish from potted and bedded plants.
- All ramp and sidewalls must be washed with detergent and properly cleaned of any stains, marks, etc once a week.
- All ramp sumps at basement must be washed and cleaned weekly.
- Staircases and walls – all staircases walls serving the car parks must be damp mopped with detergent and disinfectant weekly.
- The staircases must be thoroughly scrubbed and cleaned of all stains with detergent once every half yearly or earlier as directed by directed by the Superintending Officer.
Cleaning of Rooftop
- Dry sweep the entire area monthly.
- Clean all dirt and clear all chokages.
- Thoroughly scrub area affected by algae growth and other stains at least once a month.
Cleaning of General Office
- Dry sweep and damp mop daily the tiles flooring.
- Vacuum the carpeted area daily and shampooing all carpets half yearly.
- Clean and dust all furniture.
- Apply one coat of polish or other better chemical to polish the parquet floor at least once a month.
- Empty and clean all waste receptacles and ashtray bins.
- Spot clean walls and columns.
- Damp mop and clean all windows monthly.
Landscaping Area
- Watering of plants once every alternate day.
- Sweep and clear dried leaves and flower on the bedding and at playground area.
- Damp wipes monthly all glass louvers.
